Ideation + h offers turn-key renovation services for capital improvement and renovation projects. Once aligned with ownership’s investment objectives we fully immerse ourselves in all phases and components of the project.  From project scope, budget and schedule to designer and architect selection, we work closely with all stakeholders to ensure delivery of a quality product on budget and on schedule. A summary of our process and renovation services are listed below. 

• Survey competitive set hotels, general market conditions and the desired positioning of the asset to determine the scope of work for the project
• Evaluate ownership investment objectives to determine appropriate spend.  Complete ROI analysis or any value engineering if prudent or required
• Complete a revenue displacement analysis and set schedule accordingly
• Interview various design firms to determine the best fit for the project
• Submit Renovation Project Summary to ownership that outlines scope of work, budget, schedule, funding and designer selection
• Engage and manage the Design Firm and work through all design phases to ensure desired outcome
• Engage other key players as required including General Contractor, Architect of Record, Procurement Company and other consultants needed
• Conduct regular renovation meetings throughout the project to monitor progress, budget, schedule, adherence to brand standards, procurement, FFE installation and punch list and close out of the project
• Oversee all renovation related accounting including review of applications for payment and change orders.  Ensure the timely payments of all contractors/vendors
• Negotiate, manage and execute brand related Product Improvement Plans (PIP) including reduction of scope and value engineering
