Ms. Malkani founded ideation + h in 2021 and most recently was a Partner at Millennium Partners with oversight of the Hospitality Division. She has over forty-four years of International and Domestic hotel management experience, working with branded and non-branded hotels.
During her 24 years tenure with Millennium Partners she established The Phillips Club New York, a profitable self-managed extended stay and fractional club, successfully opened 7 Ritz-Carlton and Four Seasons luxury hotels in mixed use buildings from ground up in San Francisco, New York, Boston, Washington D.C. and Miami, and established the asset management portfolio of hotels all of which continue to be asset managed by the ideation + h team.
Ms. Malkani’s operational experience spans over 20 years in Sales & Marketing with Hilton, Hyatt and Taj Intercontinental Hotel Group.
Ms. Malkani is a graduate of The Institute of Hotel Management in Bombay, she began her career at the Taj Mahal Hotel in Mumbai, India.

Tim O’Brien joined ideation + h in 2021 and most recently was an Asset Manager for over 16 years at Millennium Partners. In his role, Mr. O’Brien has been responsible for the oversight of Four Seasons, The Ritz-Carlton, St. Regis, Marriott and Starwood Franchised Luxury Collection Hotels within the portfolio.

Tim O’Brien joined ideation + h in 2021 and most recently was an Asset Manager for over 16 years at Millennium Partners. In his role, Mr. O’Brien has been responsible for the oversight of Four Seasons, The Ritz-Carlton, St. Regis, Marriott and Starwood Franchised Luxury Collection Hotels within the portfolio.
Prior to joining Millennium Partners, he spent six years as Vice President in the Asset Management Division of Chicago based Strategic Hotel Capital where he was involved with nine different brands and management companies. He has thirty-four years of experience in the hospitality industry including twenty-two years in asset management, and twelve years with Hilton Hotels Corporation in hotel operations, hotel accounting, internal auditing and the regional office.
He holds a Bachelor of Science degree in Hotel Administration from the University of New Hampshire Whittemore School of Business and Economics.

Prior to joining Millennium Partners, she spent five years as the opening General Manager of the Ritz-Carlton, Westchester and thirteen years with The Ritz-Carlton Hotel Company in various leadership roles including four years as the Hotel Manager at The Ritz-Carlton New York, Central Park.
Ms. Sanders has over twenty-six years of operational experience within the luxury and upper upscale hospitality market. She holds a bachelor’s degree in Hotel and Restaurant Management from New York Institute of Technology, New York.
